Most people decide their deck needs replacing by looking at it. Grey boards, a few splinters, a nail head lifting somewhere near the step. That is the wrong surface to judge from. The thing that determines whether you are up for a full deck replacement or a much cheaper re-board is underneath, in the bearers and joists, and you cannot see it from a deckchair.
This guide covers how to work out which job you are actually facing, the NSW rules that trip people up when they replace an old deck with a bigger one, and what to have in writing before anyone starts pulling boards up.
The frame decides it, not the boards
A deck fails from the frame up. If the subframe is sound and it is only the boards, the balustrade or the finish that have aged, renovation is usually the right call, and it costs substantially less than a rebuild. If the framing is rotten, termite-damaged or moving underfoot, new boards over the top of it are lipstick. That is the assessment Adora Decks makes first on every tired deck, before anything else gets discussed.
You can do a rough version of that check yourself. Walk the deck slowly and feel for any spot that gives or bounces between joists. Get underneath with a torch if there is clearance, and push a screwdriver into the bearers where they meet a post or a footing, since that is where water sits longest. If the tip sinks in easily, the timber is gone there. Look at the ledger too, the board bolted to the house, because a failed flashing behind it soaks the wall framing as well as the deck.
Boards that are silver-grey and lightly checked are usually just weathered, not finished. Boards that cup badly, or feel soft when you stand on them, are past it.
What actually kills a deck in Sydney
The NSW rules that catch deck replacements
What to have in writing before anyone starts
In NSW, residential building work over $5,000 needs a written contract, and the tradesperson doing it must be licensed. Over $20,000 you need the larger Home Building Contract, and the builder has to hold Home Building Compensation cover before taking a deposit. Statutory warranties under the Home Building Act 1989 run six years for major defects and two years for non-major ones, and they apply whether or not the contract mentions them. Service NSW sets out what each contract has to contain.
Check the licence number yourself rather than taking it on trust. Adora Decks holds builder licence 451245C, ABN 39 659 824 370, and both are on every page of this site.
One more thing to insist on, because it is the honest gap in every deck replacement quote: nobody can see the state of your frame until the boards come off. Ask for a base scope plus a stated rate for any additional framing found. A quote that pretends there is no unknown is a quote that will change later.
Why spring is the decision point
If you want the deck finished before Christmas, now is when to book it. Sydney deck builders fill up through spring and stop taking new work in December. Adora Decks told one customer in November that a quote would not be possible until January, which he later said in a Google review was the most honest answer he got from five companies.
The build itself is not slow. One customer’s job in September 2026 involved demolishing the old deck, building a new frame, adding a roof and installing downlights, all across three days while he was at work.

Frequently asked questions
How do I know if my deck needs replacing or just repairing?
Deck replacement is needed when the subframe has failed. Check the bearers and joists for rot, termite damage or movement, particularly where timber meets the ground or a post. If the frame is solid and only the boards, balustrade or finish have aged, a renovation will do the job for less.
Do I need council approval to replace a deck in NSW?
Not always. A replacement deck can be exempt development under the NSW Codes SEPP if it is no more than 25 m², sits no more than 1 m above existing ground level, reaches no more than 3 m at its highest point, and is at least 900 mm from the boundary. Go bigger or higher and approval is required.
How much does deck replacement cost compared to a new deck?
Re-boarding a sound existing frame costs less than a full rebuild, because the structural work is already done. Replacing frame and boards together sits at the higher end. Adora Decks has a separate Sydney deck cost guide with current per-square-metre ranges by material.
Can I put composite decking over my old deck?
Sometimes, if the frame underneath is sound and at the right level. Adora Decks has installed composite decking over existing tiles in an alfresco area, so an overlay is possible. It only works when the structure below is sound, which is why the frame assessment comes first.
