Custom decks for Manly homes, ocean side and harbour side

PERGOLAS AND PATIOS

Adora Decks builds decks across Manly, from Manly Beach side through to Little Manly, Fairlight and the harbour-facing streets near Manly Cove. Both sides have different build specifications: Pacific Ocean exposure on one, protected harbour on the other. Owner-Director Jason quotes on site, licence 451245C. Call 02 4666 3800.

Deck builders in Manly, what we build

  • Timber decks in Blackbutt, Merbau and Treated Pine
  • Composite decks in WoodEvo and Innawood
  • Pool decks and pool surrounds
  • Pergolas and patios
  • Privacy screens and fencing
  • Retaining walls and landscaping on sloping blocks
  • Deck maintenance and replacement on existing decks

Manly briefs often involve older housing stock. Replacement decks on 15 to 30 year old timber frames are a common part of the work here.

Why Manly decks need a different specification

Three Manly-specific factors.

Ocean exposure on one side, harbour on the other: The Manly Beach and Shelly Beach side catches full Pacific exposure, so 316 stainless fixings are the default and composite is often the better long-term call. The harbour-facing streets around Manly Cove and Fairlight catch less wind and spray, but still enough to justify stainless fixings within 200 metres of the water.

Older housing stock: Many Manly homes date from the 1920s to 1950s and the existing deck frames are often tired. We almost always demolish the old subframe rather than build over it. Bearers and joists are the cheapest things to replace and the most expensive thing to inherit.

Tight blocks and street access: Manly’s older streets are narrow and parking is tight. Material handling adds cost on jobs where we cannot stage materials at the kerb. We factor this into the quote so there are no surprises.

How quickly we can get to you

Camden to Manly is around 75 to 85 minutes via the M2 and the Spit. Site visits usually booked inside three business days. Written quote within 30 minutes of the visit.

Recent work and the sort of jobs we take on

Common Manly briefs:

  • Replacement decks on 15 to 30 year old timber subframes near Manly Beach and Shelly
  • Harbour-facing entertaining decks on the Little Manly and Fairlight side
  • Pool surrounds for compact pools
  • Pergolas added to existing decks

Nearby suburbs we also cover

We cover across the Northern Beaches as well as Manly: Fairlight, Balgowlah, Seaforth and nearby. The dedicated Northern Beaches LGA hub page is a planned addition to our service areas, which will carry the full suburb list.

What drives the price?

  • Material: Composite is more expensive up front, cheaper on ocean-facing homes over 10 years.
  • Age of existing deck: Older frames almost always need demolition and new footings. We price this in rather than optimistically assume the old frame will hold.
  • Acces:. Narrow Manly streets add handling costs on tight sites.
  • Council approval: Most decks under 1 metre qualify as exempt development through Northern Beaches Council. Heritage-listed homes and bushfire-prone-mapped properties need a DA.

Frequently Asked Questions

What's the best decking material for a Manly beach home?

Yes. Composite handles harbour salt spray better than Merbau and skips the every-12-to-18-month oiling cycle. WoodEvo and Innawood ranges carry UV warranties. The up-front cost is around 30 to 40% higher than Merbau, but the long-term maintenance cost is lower on a harbour-side home.

Most decks under 1 metre of natural ground level qualify as exempt development through the NSW SEPP. Woollahra Council’s heritage conservation areas (which cover much of Rose Bay) are stricter and most jobs there need a DA regardless of height.

Yes, and this is a common Rose Bay brief. One build, one licence, one team. Doing both in one job usually saves 8 to 12% versus splitting the work across two trades.

Standard 25 to 45 m² decks take two to three weeks. Heritage-area builds and combined deck-plus-pool-surround builds take four to eight weeks total including approvals.
