Why North Shore decks need a different specification

Five things change a North Shore build. Sloping blocks, tree preservation, heritage, canopy shade and bushfire attack levels.

Sloping blocks first, because they are the single biggest driver here. Killara, Wahroonga, St Ives and parts of Gordon commonly have 2 to 4 metres of fall across the rear yard. That means engineered footings, subframes with bearer heights varying across the run, and often a retaining wall built into the same job. We build the wall and the deck together, which cuts the trade handover between earthworks and framing and holds one licence over the lot.

Ku-ring-gai Council has one of the stricter Tree Preservation Orders in NSW, and Willoughby, Lane Cove and Mosman are close behind. Decks that need to skirt a protected tree cost more in framing (fewer straight runs, more custom cuts, lifted structural loads to clear roots) but a tree-removal application to Ku-ring-gai typically takes months and often does not succeed. Working around the tree is almost always faster and often cheaper once the wait time is priced in. We flag protected trees on the first site visit.

Federation and Californian bungalow housing stock in Ku-ring-gai brings heritage conservation area rules with it. Verandah and deck additions to heritage-listed dwellings usually need a DA, and the design has to respect the original roof line and floor level. Cutting into original weatherboard for a French door and a deck merge is a common brief here.

Canopy across the Upper North Shore holds moisture. Decks stay damp for longer after rain than they would in Blacktown or Bondi, and untreated pine or lower-grade Merbau rot faster than the material warranty suggests they should. Blackbutt oiled hard, or top-tier composite, is a much safer material call under heavy canopy.

Bushfire attack level matters on the northern edge of the LGA. Parts of Wahroonga, Turramurra, St Ives, Waitara and Hornsby sit inside a designated bushfire-prone area under the Rural Fires Act. The BAL rating drives material selection: Class 1 hardwoods like Blackbutt and Merbau meet BAL-12.5 and BAL-19 without additional treatment, composite decks typically need a BAL-rated substructure, and higher ratings restrict the material set further. We assess BAL at the quote stage so the material call is right the first time.

How quickly we can get to you

Camden to Chatswood is around 55 to 60 minutes via the M2 and Lane Cove Tunnel. Site visits are usually booked in inside three business days, and the written quote follows within 30 minutes of the visit in most cases. Build slots run four to eight weeks out. Retaining wall plus deck combined builds sometimes need an engineer’s design sign-off, which adds about a week to the pre-build phase.

What drives the price

North Shore pricing is more variable than most LGAs because the block and the canopy do more of the work.

  • Slope. The biggest single price driver here. A flat yard is straightforward. A 2 m fall across 6 m needs a stepped subframe, deeper footings and often a retaining wall.
  • Protected trees. Designing around a jacaranda or ironbark adds framing cost but avoids the months-long TPO application and the risk of a refusal.
  • Heritage overlay. Ku-ring-gai heritage areas usually need a DA, which adds four to eight weeks and drawing fees.
  • Bushfire attack level. BAL rating drives material choice. BAL-12.5 and BAL-19 are handled by Class 1 hardwoods with no additional treatment; higher ratings restrict material choice and add cost.
  • Material. Composite costs more up front, cheaper over 10 years, especially under canopy where timber gets a rougher life.
  • Access. Upper North Shore blocks often have limited side-gate access, which adds handling cost when materials are craned or wheelbarrowed in.

Frequently Asked Questions

Do I need council approval for a deck on the North Shore?

Most decks under 1 m in height on standard residential lots qualify as exempt development under the NSW SEPP. Ku-ring-gai heritage-conservation areas and bushfire-prone areas are stricter and most jobs there need a DA regardless of height. Willoughby and Lane Cove follow the standard SEPP thresholds. We check the LEP maps and the Tree Preservation Order overlay before we quote.

Yes. Sloping blocks are one of the North Shore jobs we take on most often. We use stepped bearer heights, engineered footings and integrated retaining walls to sit the deck level regardless of ground fall. The retaining wall and the deck come from the same team, so there is no trade handover between earthworks and framing.

Under heavy canopy we prefer Blackbutt oiled hard, or WoodEvo composite. Merbau cups faster than expected in damp shaded environments if it does not dry between rain events, and treated pine loses its warranty quickly under sustained moisture. Blackbutt is dense and holds finish well. Composite skips the moisture problem entirely.

Yes. It is one of the most common Upper North Shore jobs. We demolish the failing sleeper wall, install a new concrete-block or heavy-duty timber retaining wall with galvanised steel posts, then build the deck subframe stepped down across the new wall. Doing it in one build is 15 to 20% cheaper than splitting it across two contractors.

We do not lodge the tree application ourselves. That is a homeowner or arborist submission to Ku-ring-gai or Willoughby Council. We do flag protected trees on the first site visit, and we design the deck around them, which is almost always faster than waiting on a removal decision that may not come.
