How do I know it's time to replace my deck?

Soft or spongy spots underfoot, movement or sway in the structure, rusted or pulling fixings, rotted bearers or joists, boards that cup or split faster than you can recoat them, and any evidence of termite activity. One or two failing boards is a repair. A frame that flexes when you walk on it is a replacement. If you’re unsure, get it assessed before someone puts weight on it.

A well-built hardwood deck with a maintained finish should give decades of service. Treated pine has a shorter working life and demands more maintenance. Composite boards commonly carry warranties in the 25-year range. But the deck only lasts as long as its frame — a premium board on an undersized, poorly detailed subframe will fail early regardless of what the board warranty says.

Demolition and disposal of the existing structure, inspection of footings and any slab or wall connection, new footings where required, a new subframe, new boards, balustrades and stairs, and finishing. Replacement is also the moment to change the footprint, add a roof, integrate lighting or resolve drainage — none of which is cheap to add later.

Only if the frame is genuinely sound — correctly sized, correctly spaced for the new boards, free of rot and termite damage, and properly fixed. It’s worth checking rather than assuming, because re-decking over a good frame saves real money. But if the joist spacing is too generous for the composite board you’ve chosen, the frame goes, no matter how healthy it looks.

Broadly the same as a new deck plus demolition and disposal — so commonly $350–$950/m² in Sydney depending on material, height and complexity, with removal on top. It’s less than that if the existing footings can be reused. We price demolition, disposal and site clean-up as explicit line items so you can see exactly what you’re paying for.

Like-for-like replacement of a deck within the exempt-development standards generally doesn’t need consent, but changing the footprint, raising the floor level or altering the height can push it into DA or CDC territory. The commonly cited exempt thresholds are 25m² and a floor level no more than 1m above ground, subject to setbacks, building line, heritage and bushfire rules. We confirm the pathway before design.

We handle demolition, removal and disposal as part of the project, and we quote it explicitly rather than tacking it on at the end. Sound material is separated where it can be reused or recycled. What you shouldn’t do is burn or re-purpose old treated timber — treated pine in particular shouldn’t go on the fire or into garden beds.

Replacement is the cheapest opportunity you’ll ever get to change the design, because you’re already paying for demolition and a new frame. Common improvements: extending the footprint, adding a roof or pergola, integrating screening, relocating stairs, adding built-in seating or storage, and improving drainage. Rebuilding exactly what you had usually means rebuilding the things that annoyed you.

Demolition typically takes a day or two on a standard residential deck, then the build runs to a normal program — days for a simple ground-level structure, longer for elevated, multi-level or complex designs. Site access and weather are the two variables that move the date most. You’ll get a realistic program at quote stage.

Pool decking has its own requirements — slip resistance, chlorine and salt tolerance, pump and equipment access, and pool barrier compliance where deck levels change effective fence heights.
