Why St George decks need a different specification

The two things that change a St George deck build are water proximity and pool integration.

Georges River and Botany Bay foreshore properties in Blakehurst, Kyle Bay, Oatley, Sans Souci and Sylvania Waters sit inside flood-planning overlays and often riparian buffer zones. Deck footings within 40 metres of the river face additional council checks. We flag this on the site visit rather than after the design fee is spent.

Salt air is present but moderate, nothing like the eastern beaches, but strong enough near open bay water in Sans Souci, Ramsgate and Brighton-Le-Sands to justify 316 stainless fasteners as a default. Further inland in Hurstville, Bexley, Kingsgrove and Mortdale, bright zinc-plated fixings work fine.

Pool integration is a larger part of the St George brief than average. Glass pool fencing under AS1926.1 needs to be integrated into the deck edge, and we build the balustrade rebate into the frame at construction so the glass installer can slot glass in without cutting boards afterwards. Grooved composite (WoodEvo, Innawood) or Blackbutt with a rated exterior oil holds up better around a chlorinated pool than Merbau, which tannin-leaches heavily when wet and stains cream tile and paving.

Both Georges River Council and Bayside Council moved to a stricter position on tree removal from 2023. If your project sits inside a canopy, we design and quote around the trees rather than assuming a removal application will be approved.

The housing stock also drives detail choices. Post-war brick veneer in Bexley, Rockdale and Hurstville often sits on a 700 to 900 mm subfloor void. Decks against these dwellings need weatherboard-height clearance and vent-line respect, or the subfloor stops ventilating and moisture problems start. On newer knockdown-rebuilds in Beverley Park and Blakehurst, the yard is usually a concrete slab-on-ground, so a floating composite deck on pedestals is often cheaper than jackhammering the slab.

What drives the price

St George quotes vary more than most because pool integration is often part of the brief. The main drivers:

Pool surround versus standalone deck. Pool decks need slip-rated composite or grooved timber, drainage falls built in and glass balustrade rebating.
Slope. Peakhurst Heights and parts of Lugarno need retaining and stepped bearers, which adds structural work.
Riparian setback. Georges River foreshore properties often need engineering sign-off. That costs more up front, but it prevents council knock-backs later.
Material. Same rule as everywhere. Composite costs more up front, less over 10 years.
Access. Rear-lane or side-gate access adds handling cost, particularly on tighter Hurstville and Kogarah blocks.

Do I need council approval for a deck in the St George area?

Most decks under 1 m in height on residential lots in Georges River Council and Bayside Council qualify as exempt development under the NSW SEPP. Riparian buffer zones along Georges River and flood-mapped Botany Bay foreshore properties are stricter. We check both the LEP and the flood map before quoting.

Can you build the deck and the pool surround in one job?

Yes, and this is a common St George brief. Fibreglass or concrete pool, concrete surround with a composite deck integrated into the coping, glass pool fencing to AS1926.1. Doing both in one build usually saves 8 to 12% versus splitting the work across two trades and it removes the sequencing risk.

What material handles pool splash and chlorine best?

Grooved WoodEvo or Innawood composite is our default around pools. The surface texture stays slip-rated, chlorine has no effect on the boards, and lifted paint or sunscreen does not stain them. Blackbutt oiled hard performs well for a while but needs re-coating every 18 months. Merbau leaches tannin heavily around pools and stains cream tile, so we usually advise against it here.

How long does a St George deck build take?

Standard 20 to 40 m² decks are on and off inside two weeks. Add a pool surround with glass balustrade and you are looking at three to four weeks total including the pool-fence sign-off and the certifier visit.

Are you licensed to work in Georges River and Bayside council areas?

Yes. NSW builder licence 451245C covers residential work across NSW and both councils accept it. We handle the certifier submission where a DA is required and lodge the exempt-development paperwork where the job qualifies. Compliance is not an add-on cost.
